City Code and Permit Information

The City’s Community Development Department, Codes Division is responsible for insuring proper building construction and property maintenance throughout Gardner. They are available to help if you have any questions concerning a home improvement project or property code issue.

Here are some quick facts:
• All fence installations require a permit.
• Replacing an existing deck or constructing a new deck requires a building permit.
• Building permits are required when completing basements.
• Building permits are also required for sheds 120 sq. ft. or larger. Sheds less than 120 sq. ft. do not require a permit; however, all such structures are required to be no closer than five (5) feet to the side and rear property lines, except for corner lots that require a 15 ft. set back.

Warm weather facts:
• Home maintenance projects such as painting, shingle replacement, new siding and replacement of existing doors and windows do not require a building permit from the City.
• Grass or turf height should not exceed 8 inches.
• Dry weather is very hard on foundations. There is a wealth of information available online or at the local library regarding foundation maintenance.

Building Permits
Building permits are required for buildings and most alterations and repairs to buildings within the City of Gardner. For the typical home improvement project the fee is minimal. If you have questions, please contact Community Development to answer specific questions related to your project and to ask for current permitting requirements and fees. Parking Vehicles, Trailers and RV's
• Storage of inoperable vehicles in driveways is prohibited, it must be drivable, properly licensed/ tagged, and street legal.
• Trailers cannot be stored in the driveway or in the front yard. Storage is permitted on the side yard.
• RV's are prohibited in driveways, except for up to 48 hours a month. Allowing you to load and unload the RV.
