Property Tax Collection

Johnson County is responsible for collecting all property taxes for the City of Gardner.

Property tax rates are based on mills and are assessed through a mill levy.  One mill is equivalent to $1 for every $1,000 of assessed property value.  To calculate your estimated property tax bill, you need to know the appraised value of the property.   The appraised value is then multiplied by 11.5% for residential property, or 25% for commercial property to determine the assessed property value.  For example: a house that appraised for $100,000 would have an assessed value of $11,500.  The assessed value is then multiplied by the mill levy.   City of Gardner’s 2006 mill levy is 24.080.  The approximate property tax for this home would be $276.92 ($11,500/1000 X 24.080). This is a decrease from the 2005 mill levy of 24.092. For a commerical property valued at $10,000,000 the approximate property tax from this facility would be $60,200 (2,500,000/1000 x 24.080).

Attached is a 2005 comparison of rates (rates are not currently available for 2006) for the different property tax entities: State of Kansas, Johnson County, Johnson County Library, Johnson County Parks, USD 231, Johnson County Community College, and the City of Gardner.
